1. What we do
We provide technical setup and research services for vacation rental listings, for flat fees:
- Account setup and first listing ($497 one time). We help you create a rental platform account (such as VRBO or Airbnb) in your own name, on a live video call, with your own email and password. We then build your first listing, including the written copy, photo organization, and pricing research, and submit it to you for approval.
- Annual membership (Scout $497 / Navigator $997 / Legacy $1,997 per year). We build and update the number of listings shown for your tier, in addition to the first listing covered by your setup fee. We also provide demand research on request, identifying properties and dates worth reserving, and support by email. Research is provided on demand rather than on a fixed publication schedule. Unlimited tiers are subject to reasonable fair use.
2. What we do not do
We are your technician, not your manager, agent, or broker. We do not:
- Manage guests, bookings, calendars, or communications on your behalf
- Receive, hold, or handle any money from your rentals; all payouts go directly from the platform to you
- Take any commission or percentage of your bookings; our fees are flat
- Broker, list for sale, or resell any property or timeshare interest
- Provide legal, tax, financial, or investment advice
3. Your account and approvals
The account is yours: your name, your email, your password, your payment details. We access it only with your permission and only to do the work described here. Nothing we build is published until you approve it. You may change your password at any time, and we recommend you do so when any project ends.
4. Your responsibilities
- You make your own reservations. Where a listing depends on a resort or club stay, you book that reservation yourself, in your own account, using your own points or funds. We research and recommend properties and dates; choosing and reserving is your decision and stays entirely in your hands.
- You confirm the information you give us for any listing is accurate, and that you have the right to offer the property or stay for rent.
- You are responsible for complying with the rules that apply to you: your ownership program's rental policy, HOA rules, local permits and laws, platform terms, and your taxes. We will flag concerns we notice and help you find the rules, but the decision and responsibility are yours.
- Platform fees (for example, VRBO's per-booking commission) are set by and paid to the platforms out of your payouts.
5. No income promises
We make no guarantee of bookings, income, or results of any kind. Demand research is our informed opinion, not a promise.
6. Fees and term
- The setup fee is due before work begins. If you purchase online, the setup fee and your first year of membership are charged together in your first payment.
- Membership is billed annually, up front. All fees are final and non-refundable except where required by law.
- Membership renews automatically each year at the then current plan price until you cancel. You may cancel at any time by emailing us at hello@listingscouts.com. Cancelling stops all future renewals; it does not refund a term already paid.
- Standard listing turnaround is five business days from receiving your complete materials, and 48 hours on the Legacy plan.
7. Liability
Our total liability for any claim related to our services is limited to the fees you paid us in the three months before the claim arose. We are not liable for indirect or consequential damages, for platform decisions (such as account reviews or listing removals), or for the acts of guests.
8. General
This agreement is governed by Washington law, and disputes will be resolved in the state or federal courts located in Washington. Either of us may end the engagement with written notice; ending it does not entitle either party to a refund of fees paid. This is the entire agreement between us for these services and replaces any prior discussion of them. If we update it, we will post the new version here with a new version date and ask you to accept it the next time you sign in.
How you accept this
You accept this agreement by checking the box at checkout, and again by accepting it the first time you sign in to your client portal. We record the version you accepted and the date and time you accepted it. Our website terms and privacy policy also apply.
