Who we are. Listing Scouts is a product of Help Equip LLC, a Washington limited liability company ("we," "us"). These terms govern your use of listingscouts.com and the Listing Scouts membership community.
What we provide. Listing Scouts is an educational and research service. We publish market research, training content, and community discussion about short term rentals. We do not manage listings, handle your money, broker property, sell travel, or provide legal, tax, financial, or investment advice. Decisions you make with our research and training are yours.
No income promises. We make no guarantee of income, bookings, or results of any kind. Renting takes real effort and results depend on what you own, your market, applicable rules, and the work you put in. Any examples we share are illustrations, not promises.
Your responsibilities. You are responsible for complying with the rules that apply to you, including the terms of any platform where you list (such as VRBO), the rules of any ownership or points program you belong to, local laws, and tax obligations. Our training teaches you how to check these rules and we encourage you to do so before spending money or time.
Membership and billing. The paid community is billed monthly through the Skool platform at the price shown at signup. You can cancel anytime from your account settings, and cancellation stops future charges. Payments already made are not refunded except where required by law.
Your conduct. Be honest and kind in the community. We may remove content or members that harass others, spam, share others' private information, or promote unrelated offers. Community content you post remains yours; you give us permission to display it within the community and, with your consent, in our marketing.
Our content. The research, course videos, guides, and other materials we publish are owned by Help Equip LLC and are for your personal use as a member. Please do not resell or republish them.
Disclaimers and limits. The service is provided as is. To the fullest extent permitted by law, Help Equip LLC's total liability for any claim related to the service is limited to the amounts you paid us in the three months before the claim arose. We are not liable for indirect or consequential damages.
Governing law. These terms are governed by the laws of the State of Washington. Disputes will be resolved in the state or federal courts located in Washington.
Text messaging (SMS). If you provide your mobile number and opt in, Listing Scouts, a service of Help Equip LLC, may send you text messages related to your account and the requests you make of us, such as appointment confirmations and reminders, replies to inquiries you start with us, and occasional service updates. We do not send unsolicited marketing texts. Message frequency varies and message and data rates may apply. Reply STOP to unsubscribe at any time and HELP for help. The SMS program is for individuals 18 or older, and consent to receive texts is never a condition of purchasing anything.
Changes. We may update these terms and will post the new version here with a new date. Continued use after a change means you accept it.
